CDM Smith serves as the general contractor and coordinates all disciplines from preliminary investigations to the transfer (Due Diligence) of the prepared site. We take on historical research for the brownfield site, and conduct environmental and soil investigations as to whether the property is suitable for commercial, industrial or residential use. Based on the soil conditions determined, we will recommend one or more foundation options and coordinate the necessary environmental actions with the competent authorities. We will also perform all demolition services and dispose of the existing building debris including remediation of any contaminated materials if required.
We provide a comprehensive package in form of a turnkey construction site ready for development at a fixed price without additional subsoil or environmental risks. Our customers get peace of mind as we complete the complex work of site preparation to a fixed budget and agreed deadlines. This type of project involves considerable coordination requirements associated with managing planning and coordination risks. We take on this responsibility, leaving our customer one reliable point-of-contact for the project duration. Having a project coordinated by a specialised general contractor usually increases efficiency and ensures a more rapid construction phase – a crucial factor, especially for investors.
